According to the new rules imposed by the Ontario Government as of April 19, 2010 minimum down payment required to purchase an investment property is 20%, as opposed to 5% if the property will be owner occupied.

Properties with up to 4 units are qualified completely differently by lenders than properties with more than 4 units.
